The Austin Board of Realtors reports that Central Texas home sales fell for the 15th consecutive month, as the area suffers from the national real estate slowdown. Home prices remained constant, with a median of $182,600. Local real estate experts say this is a sign that prices will fall, which could bring more buyers into the market. Some observers say prices could drop as much as 10 percent within the next year. Nationally, the median home price is down almost 10 percent this year. But Austin area prices have held up despite sales declines across all price ranges. September sales of single-family homes in Austin totaled nearly $407 million, down 11 percent from a year earlier. It took an average of 71 days to sell a house — 11 days longer than a year earlier. Mortgage rates, now at about 6.25 percent, could climb to the mid-7 percent range in the next six months, further squeezing buyers and forcing some sellers to cut prices.</p>

We do not want to have any surprises after purchasing the property. I have heard stories of people that have purchased properties that had all kinds of hidden issues that they did not uncover when doing their due diligence.</p>
<p>I&#8217;ve heard horror stories of people buying buildings that were thousands of square feet smaller than what they were reported as being! Also, I&#8217;ve heard stories where properties required a lot more work on them than the seller was representing.</p>
<p>We will have our work cut out for us with this property, no doubt about it. We will review tomorrow the results of our first two bids on the rehab work from the contractors. We are eagerly waiting to see the numbers and go through with a fine tooth comb each and every line item.</p>
<p>This week Adrian was in Israel on a delegation of prominent business leaders from the States. Adrian got the opportunity to meet the President of Israel along with other key leaders in Israel. Also, Adrian spent a lot of time with the Governor of Texas, Governor Perry. Gelt Inc&#8217;s goal is to acquire a portfolio of anywhere from 5,000-10,000 units in the state of Texas.</p>

<p>FORT WORTH &#8212; A truck driver was taken to the hospital and traffic was delayed when a tractor-trailer wrecked Friday morning on Interstate 35W in north Fort Worth.</p>
<p>Police said the wreck was reported 10:45 a.m. at Western Center Boulevard, police said.</p>
<p>The southbound rig, loaded with building supplies, slid into a retaining wall and the cab went over the side, said Fort Worth Police Sgt. Mark Allen. </p>
<p>Other motorists, Allen added, stopped and helped the driver climb out of the dangling wreckage.</p>
<p>He was able to walk and speak, but he appeared to be unsteady so he was taken by ambulance to John Peter Smith Hospital to be evaluated, Allen said.</p>
<p>Meanwhile, he added, accident investigators were trying to figure out what caused the wreck. &#8220;For some reason or another, he locked his brakes up,&#8221; Allen said. &#8220;Some witnesses said another vehicle might have pulled in front of him.&#8221;</p>
<p>The tractor-trailer skidding across two, maybe three lanes of traffic before going over the wall, Allen said.</p>
<p>He noted that the rig had just been refueled, so crews were busy Friday afternoon cleaning spilled fuel at the scene of the wreck.</p>
<p>Traffic was allowed to continue in the southbound lanes, but debris from the wreck blocked the exit ramp to Western Center Boulevard, which delayed traffic until it was cleared, Allen said.</p>

<p>Vice President Dick Cheney is in Dallas today as part of a 2-day trip to Texas.  Fort Worth resident Barbara Newton (Short Sale Realtor) was on a list of a few invited gusts who looked on as the vice president and Mrs. Cheney arrived at Love Field this morning.<br />
Vice President Cheney will stay overnight in Dallas, and then heads back to Love Field in the morning to take off for a stop at Fort Hood where he&#8217;ll rally the troops.  Then, Cheney heads to Midland for a reception for Senator John Cornyn.<br />
Officers escorting Cheney&#8217;s motorcade wore black tape over their badges in honor of fellow officer Victor Lozada.<br />
Lozada was killed Friday while escorting Senator Hillary Clinton to a campaign rally.</p>

<p>Richard Bruce &#8220;Dick&#8221; Cheney[1] (born January 30, 1941), is the forty-sixth and current Vice President of the United States. As Vice-President, Cheney is also the President of the United States Senate.</p>
<p>Cheney was born in Lincoln, Nebraska but soon relocated to Casper, Wyoming where he grew up. He began his political career as an intern for Congressman William A. Steiger, eventually working his way into the White House during the Ford administration where he served as White House Chief of Staff. In 1978, Cheney was elected to the U.S. House of Representatives from Wyoming; he was reelected five times, eventually becoming House Minority Whip. Cheney was selected to be the Secretary of Defense during the presidency of George H.W. Bush, a position he held for all but two months of Bush&#8217;s term. During this time, Cheney oversaw the 1991 Operation Desert Storm, among other actions.</p>
<p>Out of office during the Clinton presidency, Cheney was Chairman and Chief Executive Officer of Halliburton Company from 1995 to 2000.</p>
<p>Cheney joined the presidential campaign of George W. Bush in 2000, who selected him as his running mate. As Vice President, Cheney remains a very public and controversial figure. He continues to assert that the Iraq War and War on Terror must be won by the United States, and many of his other policy recommendations initially drew strong approval, but in his second-term disapproval of his performance has outweighed approval, as measured by national polls. Cheney is generally acknowledged to be one of the most powerful and influential Vice Presidents in U.S. history!</p>

This skyscraper is significant not for what it is, but for what it almost wasn&#8217;t. It was scheduled to be demolished in the summer of 2001, but managed to be spared from the wrecking ball &#8212; just barely. </p>
<p>It was badly damaged when Fort Worth took a direct hit from a tornado March 28, 2000. The twister destroyed several nearby buildings and heavily damaged others. It was eventually closed to the public because it was too dangerous. The building was sold and the new owners hired a New York company called Dismantlement and Environmental Management to level the building. Most of the windows were blown out and replaced by plywood as the tower awaited its demise. </p>
<p>A number of superlatives were attached to this event: It was going to be the fifth tallest building in the world to be demolished. It was going to be the tallest structure in North America to be demolished. It was going to be the tallest building in Texas to be demolished. The city has embraced the blast as a cause for celebration. Local merchants have even created an &#8220;Implosion 2001&#8243; festival to capitalize on the event. While it is easy to criticize these people for trying to make money off a tragedy, they could also be lauded for helping the city move forward at a time when downtown Fort Worth was in the middle of a rebirth tha transformed many of its abandoned spaces into a vital thriving community. </p>
<p>Fortunately for the building it, too, was swept up in the rebirth of downtown Fort Worth. Developers decided to repair the tower and turn it into living space known simply as &#8220;The Tower.&#8221;The Fort Worth real estate market currently offers buyers and sellers a great opportunity to easily move-up to larger homes or to become a first-time homeowner. With a population of over 585,000 (census figures &#8211; 2003), Fort Worth is now the 20th-largest city in America &#8212; passing Seattle, Boston and Washington DC.  Most of the city&#8217;s growth over the past two years has been north of Loop 820 in a portion of the city known as the Alliance Corridor.</p>
