<p>These are two questions that everybody should be asking themselves right now. (And it would sure help to know the answers wouldnt it?)</p>
<p>What Product and Why?</p>
<p>Heres what I think would make the perfect product. See if you agree.</p>
<p>    * Something that everybody wants.<br />
    * Something that everybody needs.<br />
    * Something that nobody ever has too much of.<br />
    * And, no matter who you are, you always want more.</p>
<p>That would be perfect. But, is there really such a thing?  Yes. And we have it. And you can too.</p>
<p>Our Product is Money</p>
<p>But our product is not paper money. Our product is the most beautiful and precious of all money. Our product is cold hard cash.  We market Silver and Gold Coins.</p>
<p>The news is full of stories as to why you need to own Silver and Gold. But, there is one type of Silver and Gold that historically and consistently has outperformed the growth in value of precious metal Bullion coins.  That is Numismatic Silver and Gold Coins.</p>
<p>Collectible Coins</p>
<p>A collectible coin is one that has been examined by experts at one of 3 recognized independent grading companies, and is then documented as to its<br />

<p>CDOs and the disgraceful actions of the Bond Rating Agencies</p>
<p>We just talked about the process regarding your mortgage lender and having standing, which is a legal term, which was a little complicated Dan.  I&#8217;m not going to lie to you.  That is why all the information is on the website, http://MortgageAnswerman.com  And you can also go to VelocityFinancial.com.  There is a link there to Dan&#8217;s website.</p>
<p>Dan is talking about breaking these mortgages down and eventually selling them off to Bangladesh in different tranches.  Some of the servicers are actually in India, of all places.  If you have a mortgage that you&#8217;re having trouble with and you need to call somebody to get help, you are actually calling India to talk to somebody about your mortgage here in Phoenix.  I dont really know why, but none the less, Brett, you wanted to address this from a financial advisor standpoint</p>
<p>Yes, I am pretty immersed in this because what Dan was describing in these collateralized debt obligations, CDOs, CMOs etcetera, does get a little complex.  I think I can clarify it a bit as you may feel that this doesnt apply to me, is this something I should consider in my own strategy.  It works like this, this is true for most people who took out a mortgage in the last couple of years, you start your mortgage and get your payment book, and you are writing a check to Bank A, and then you get a notice maybe 30, 45 or 60 days into this loan that says thank you for your business you are now writing your checks to Bank XYZ, your payment to Bank XYZ.  That is exactly what was happening.<br />
When you slice the loans up this way, and you get it spun off.</p>
<p>Wall Street wanted their piece of profitability right?  The mortgage industry was running rampant in terms of profitability.  And so Wall Street says hey I want a piece of that and I know how we can do it we can sell mortgage backed securities, asset backed securities.  Well theyre safe, that&#8217;s the way Wall Street was selling these to the investing public.  Yeah theyre safe as long as housing values keep going up 15% a year, which is completely unrealistic.  </p>
<p>It&#8217;s an asset class just like any other asset class.  Its cyclical, what goes up does come down in any investment asset class.  So people wanted to put the blinders on, they paid no attention to that.  As property values declined and all of these Wall Street Firms that are today bankrupt and are no longer in business, they were leveraging that debt, meaning they were borrowing more money to buy more debt.  </p>
<p>So for this collapse, what is it all about, how does it affect you, the individual.  How does it impact you the mortgage holder, it impacts you by saying does this strategy makes sense, should I refinance, can I get a better rate or should I look at a loan modification option.  That&#8217;s the simple answer.</p>
<p>You go to the website and you do your due diligence then you call the guys at Velocity, the team at Velocity and you start working through the process, because I can tell you this from a financial advisory perspective.  Its all about efficiency; investment efficiency, tax efficiency, and interest rate efficiency.  All these things are combined, and that is how you win the financial game, that&#8217;s how you stay ahead of the recession.  That is how you create your own Velocity of Money, you have got to make the call.  We have to look at these efficiencies.</p>
<p>So you&#8217;ve got all the way down to where the money is broken down.  Dan explained it on a technical level.  You kind of broke it down a little bit more that we actually got to the point of the CDO?   Actually explained what the CDO represents?</p>
<p>Well yes, we did, the CDO is a whole bunch of mortgages that a rating firm decided all had the same credit class.  Well let me ask you a question, I have heard a lot of buzz about these rating firms not having a standard</p>

			<content:encoded><![CDATA[<p>I got a job that pays really well. I have a company car, a gas card and I don&#8217;t do anything physical, but I hate the type of people I have to work with. I hate getting up in morning and driving home after work (Traffic) I spoke to my g/f about this. She has a 3year old and a 7year old child. She lives in another city about a 45 min drive. Her home is about 3000sf and is in a new neighborhood and home (2007). Her job sends her away for days at time, she loves her job and she makes a thrid more monies then i do and I make damn good money. We talk about her selling her home, move in with me. My home is half the size of hers and it&#8217;s an older house in an older nieighborhood. (Not in a bad way the homes were built in the 70&#8242;s) my backyard is twice the size of hers. I want to stop working and be a stay at home dad. Plus I want to start buying up homes in the historical district. I have an opportunity to buy one now. If she sales her home we would have the money to do this (Her home is worth almost twice as mine). I want to stop working and stay at home with the kids when she goes to work and goes out of town. She is on board&#8230; with some reservations. She&#8217;ll be losing her first home and taking a chance in the realestate game. She loves the idea of me staying home with the kids, because it cuts down on daycare and all the after school things that kids have. If I keep my job and keep my income we would be really well off, but her income alone is more then 6 X the average income. I really hate my job and I want to do this. My question is; would you do this? What are things you would be asking yourself ? (NOTE: This is an adult question.)<br />
I like to add the investment income from the homes would bring money in and keep me busy without leaving the kids alone.<br />
SHAYAN FC; I will have income when I start buying homes. I have a home that I am buying, the wheels are in motion as we speak. Would you give this advice if I were a women?<br />
The home I have is more then enough room and the kids could careless about which school they go too. You are with me on this other wise. Thank you.<br />
<br />if you are totally commited to each other you could go ahead with some sort of plans like this. why cant you live in her home if you give up work? it sounds more comfortable and the kids could stay at their school etc. also it sounds like you could live off her income if you stay home.  the kids would benefit heaps from you being there for them so its a great idea . dont be trying to get rich. having a nice house and cared for kids is enough for a VERY happy life</p>

			<content:encoded><![CDATA[<p>I am in a load of debt and want to know more about bankruptcy. My mom died when I was 17 and I have been raising my younger brother ever since. It has been very hard, for two years he was secretely living in my dorm room until I was able to break my housing contract and get an apartment. That is where the debt comes in. My grandmother came to visit and we had no furniture, literally one futon and some covers. She went crazy and decided the I HAD to buy furniture (she is a very forceful person) SO we bought the furniture, she cosigned and said it would be a good way for me to build some credit. It was a 6 mt deferred payment plan. She told me that she was going to pay for half and I would pay for the other half. At that time she was also receiving an SSI check for my brother (because he was under 18 and in H.s) she would send off part of it and helped me pay half of the rent, but this help only lasted 6 months. To say the least my family is all screwed up! Anyway, she stopped sending money and I had to start paying for the rent and utilities on my own which ended up being ALOT of money. I dont have to mention that she never helped pay on the furniture (which I still owe on)</p>
<p>So after talking to a &quot;friend&quot; he was telling me that he&#8217;s in realestate and that he could help me get on my feet while improving my credit score, so when I graduate from college I would qualify for things! So I was to purchase a house and receive 6000 at closing 2000 of which would be invested in order to pay off the taxes for the year. I wasn&#8217;t planning on living in the house for two more years, until I graduated from college. I used the 4000 to pay my rent in my apt for the rest of the year and that made my bills a lot more manageable for the time being, that was until I found out that the &quot;management company&quot; was not collecting the rent. Although I had been receiving NOTICES and receipts for payment! From what I understand the house went into foreclosure, I never even had a set of keys! I had known this guy since i was a little girl and I can&#8217;t believe he scammed me. He&#8217;s a close family friend!</p>
<p>After reading up on the situation, Iearned that I was in the wrong for saying that I was going to live in the house when I wasn&#8217;t planning to. Now I have a foreclosure and debt because of the furniture . I was just trying to make life normal for my little brother and I, but I ended up ruining mine! I don&#8217;t know what to do, where to go, who to turn to! I dont have the financial stability to hire a lawyer and at this point I am being sued by HSBC for the furniture, but I have no way to pay them, nothing to pay them. I can&#8217;t even settle because I don&#8217;t have the money. I live in Michigan and finding a job is virtually impossible, literally I have applied everywhere from department stores to office buildings and no one wants me because of my lack of FULL TIME job experience (I have been a student and worked 35 hr/wk for the last 4 years) . Please help me!<br />
If I don&#8217;t file for bankruptcy, how long will this foreclosure loom over me and what are my responsibilities concerning the foreclosure? How will the taxes pay out? I don&#8217;t even know who to contact on this</p>
<p>HSBC has already served a summons, how can I handle it from here. I regret the fact that I let myself get screwed and in so deep in this matter <img src='http://www.cauvin-inc.com/wp-includes/images/smilies/icon_sad.gif' alt=':(' class='wp-smiley' />  Ive been fending for myself since 17 (right about the time when I was supposed to learn how to properly transition into adulthood) I dont want to make another stupid mistake, I am already in over my head!!!</p>
<p>As for bankruptcy as an option, what does this do to the foreclosure? I think that with all of this stuff added up I&#8217;m over 100,000 in debt, not to include the student loans that I have to start paying back ( I know I can&#8217;t get rid of those).</p>

<br />I will 2nd what James said, and follow up with get out of MI.   It is a dead zone with to many people looking for jobs that just are not there.</p>
<p>Get out, I don&#8217;t care if your family is there or what reason you are there, get out of that state.</p>
<p>If all else fails put on something nice and stand on a street corner with a sign, saying you need money, and you&#8217;re are willing to work.   Yes you will run into some jurks. </p>
<p>I am much more willing to give money to a nice dress person then the normal bum beggars I see.</p>
