One of the ladies is a realestate agent. There is a psychiatrist also who gets real excited about this bet and his pushing her patient to win it. Does anyone have an idea on what this movie is?

I would love to take advantage of the current situation and upgrade …. so .. just how bad are things really? Is it impossible to get financing now?

what is the real truth about all of this?

In UK it’s very difficult to get Mortgage finance UNLESS you have lots of free money … and Mortgage Companies are being a lot harder in checking applicants other commitments (maxed out your Credit Card ? well don’t expect a new Mortgage)

Essentially, if you are a ‘first time buyer’ (or selling your old house to buy another) you need to put down a good deposit (of at least 15%) and have a good job (that gives you a x4 or better cover .. eg you want to borrow £230k ? you need to put down £30k cash and have a job that pays £50k and NO other ‘big’ loans outstanding).

The ‘buy to let’ market has frozen over .. it’s almost impossible to get a buy-to-let Mortgage unless all your other properties have lots of equity and the rent is covering the Montage repayments by +20% or more .. some lenders are demanding you put down 30%+ deposits on any new purchase … (there seems to be a Market expectation that house prices will fall by up to 25%).

The real ‘killer’ is that the house market has ’stopped’ .. the only sellers are those who are forced (due to debt) – and the buyers are either holding off for prices to drop further or demanding big discounts off asking prices right now. I know one Estate Agent who used to sell 5 or 6 properties a week has sold only 1 in the last month and has no prospects on the books at all right now …

What is the average deposit for a home loan?

It completely depends on where you are trying to buy. The less expensive the property the less deposit you will need. If you are trying to buy a house in Perth or Sydney the deposit will be a lot more than a similar house in Adelaide or Hobart for example. A traditional mortgage may require you to have 20% up front or in equity. You can now get non conforming loans where you can actually borrow up to 105% of the property value providing you have the income to make the repayments. They will charge you extra interest as they are taking a higher risk in lending to that ratio but after a few years the capital growth in the property should allow you to refinance the mortgage at standard rates as you will have built enough equity to get a conforming loan.

I was convicted of having a crowbar in my car 20 years ago (possesion of a dangerous weapon..damm) So petty, the officer was just a @#$%. I was seventeen, so did not know better and just pleaded no contest. Now I tried to get my realestate license and it came up. I forgot all about it. I need to explain the truth in a professional manner; if their is. Help

If you were 17, you were a minor and it should have been expunged from your record. talk to a lawyer. in the mean time be honest and let them know.

I have a 20 year son who is a straight A college sophomore. He’s majoring in Accounting and wants to go to law to be a tax attorney. He does not party, drink, go out a lot, etc like most people his age. He works as a waitor for tips and enjoys that a lot. He is, in my opionion, obsessed with investing, realestate, stock market. That’s all he talks about to me and his father. He has some friends who are great people but it appears that that’s what he wants to talk about to them and I think they get sick of hearing it. He will be sucessful I’m sure but is so lonely now. He is way mature than most 20 year olds and complains to me about the things that they talk about. His interests are just so different. He’s going to a jr. college now and will be at a university next fall so I’m hoping he’ll meet some other people who share the same interest. It’s mostly on the weeks that he is lonely. During the week he seems okay. He loves all of his classes. Any advice?

Newbie with no credit card balances and confused during home loan process-first time home owner age mid 50s married with independent business for over 30 years-many commercial and realestate loans involved with the business. Seems the fico is saying I am a bad risk but not sure if I am reading the right numbers. Teh comments all refer to not having any revolving credit and I believe the commercial loans we have. Would seem that a net worth over 1 mil and a d to a under .3 would not be bad.

The bank letter is not the same as a credit report. TransUnion, Experian and Equifax are the credit reporting do-gooders who can provide your credit reports, for free, once a year. You can find them online and your credit report is available online too, again, for free. TransUnion is a good starting point, then Experian.

If you sign up for a PayPal Visa credit card, your general credit score is available for your checking every day, for free. It is an easy way to stay on top of it, again for free.
