I need to know if selling my home through militarybyowner all i have to pay is a lawyer to do my closing paper work for me or will i have to share my proceeds with the real estate agent that the buyer used?
If you do not wish to pay an agent you need to make it clear that you will only work with buyers who come in with no one to assist them, no agents invovled.
You are really gonig to limit your buyers, aside from most people wanting help it looks like you have something to hide, you are trying to scam a buyer.
You will probably be expected to sign an agreement covering the agent’s 3% commission or else your house will not get shown by the agent. See here for more info:

You will have to pay a real estate agent ONLY if you sign a contract saying you will pay a commission. Read all the fine print on the contract before signing. If it says you will pay a commission don’t sign.
The purpose of sell by owner is not to pay real estate agent commissions. The buyer and seller get their own attorneys and work out their own deals.
Over the years, I have seen several people get in trouble with sell it yourself. This method should only be used by people with experience in buying and selling real estate and know the pitfalls.

As ranger said, it depends on what you agreed to. If is typical for the seller to pay the buyers agent commission, they are the one that brought you a buyer for your home. But some buyers agree to pay a commission if the seller will not.
I am concerned that you are not properly prepared to sell your home yourself, there is a ton of liability that you can face as a seller. It is not as simple as bringing buyer and seller together, signing some papers and getting your check. I am a Realtor, and I am selling my out of state house through a Realtor there because I do not know the nuances of the law and statutes of that state. I could have sold it myself through a private party, I had offers, but I am smart enough to know to hire a professional when needed.
