		<description>I am a real estate agent and a landlord.  As a real estate agent I can not &#039;get someone off the lease&#039; just because I don&#039;t like them, unless it is my property.  If have been paying the rent on time, not causing a disturbance, kept the apartment in good shape, then you should not have a problem keeping the lease the way it is, you as a tenant.  Sounds like your friend might lose money if he loses you as a tenant, he would have to find someone soon so he is not out your share of the rent.  The mother/agent, don&#039;t worry about her, she has no strings to pull.&lt;br&gt;&lt;b&gt;References : &lt;/b&gt;&lt;br&gt;</description>

Negotiate with them to return your share of the security deposit and any last month rent in return for your agreement to find another property.  Your current lease has a date on it though it may be a &quot;term&quot; as opposed to a specific date.  Yes, you need to read it since it may give you other rights I&#039;ve not considered.

I know moving isn&#039;t fun, but neither is being in an adversarial position with roommate.

you want to renew the lease...then talk to the owner..if the owner is the &quot;mom&quot; then your probably out..

if the owner is neutral......then you may have a chance to renew..
but you state your situation is &quot;shakey&quot;......
you have 2 people that are taking a chance with you when your &quot;shakey&quot;..and you rock the boat with them..
i just don&#039;t get..it ................. someone gives you a break and you just got to..not show any &quot;appreciation&quot; at all.......

buy yourself a tent........and a mirror..then when you need someone at your &quot;level&quot; to fight with you can look in the mirror..
