Master Planned Florida Ghost Town Residential Real Estate

If you build it, they will come! Old rule that does not hold water today. I found out there are 5 homes for sale out of the handful shown, from 185K – around 350K. This is a Florida master planned community that has seen little building going on for the last 2 or 3 years. The roads are in, the trees are wiped away, the watershed pond is dug. There is a few homes but not much building going on. The only building I see is the $5M 2 story, Residence Club with Pool, tennis courts, and dog park as promised to the home owners. All 4 or 5 homeowners must have raised hell! It should have been one of the first things completed. Looks like you can have your pick of lots available. So come on down to Florida and get your 1/2 priced home today!
If I was the developer I would make them 2 acre or more size lots, change and expand the dog park to horse riding area. I would take some of the land and have a community farming area. You would only need to sell to about a quarter or less people since it is large lots. I think this is what people will be looking for in the future. Your ideas to fix this mess?

    your not joking..I too live in Fla…the housing boom went BUST!! The prices went thru the roof, and the jobs bottomed out…this past Sunday, the Times-Union only had ONE page of job listings…ONE PAGE!! it’s a mess…

    Looks like Lehigh Acres. My grandparents bought property there way back in the 50′s, but nothing was ever built out there. Westinghouse was supposed to build a factory out there. but never did. There is nothing but empty streets with the occasional house

    It’s not really a ghost town, just a ghost neighborhood. I don’t own property in this neighborhood. I don’t know the answer. Towns are going to have bigger problems with the lack of property taxes to pay for their ever expanding govt., schools, roads, etc.

    I don’t think there’s a solution for this one. The handful of residents can never support the gigantic overhead of such a community. Nobody is going to buy in a ghost town today with so many other options available.
    I’m afraid the developer will soon go bust and the residents will get mired in lawsuits forever.
